Important details before relying on the estimate
The buyer generally qualifies at the full note rate and payment. A temporary buydown reduces scheduled payments for a limited period; it does not reduce the rate written on the mortgage note.
Program and lender approval still matter. Temporary buydown eligibility can depend on occupancy, loan program, lender, investor, property, and the source of funds. Conventional investment-property scenarios are shown for comparison but are generally not eligible for standard Fannie Mae temporary buydowns.
Seller-contribution limits are estimates. Conventional limits depend on LTV/CLTV and occupancy. FHA and USDA have their own requirements. VA distinguishes ordinary allowable closing costs from seller concessions subject to its separate 4% rule, so the VA limit is not reduced to one automated number here.
Unused funds are not assumed to become cash back. The final buydown agreement and loan documents control how remaining funds are handled if the loan is paid off early, refinanced, or the property is sold.
